Reroofing your house? Consider These Important Aspects Before You Get Started

For most home owners, roof may not be a priority in the list of home renovation projects. In fact, many would not even consider inspecting their roof until they have to place buckets and pans at different places in the house to catch water seeping through the ceiling.

Know that roof is an essential feature of your home which needs as much care and attention as any other part of the house. That said, ignoring your roof when it needs a replacement or repair can jeopardise the safety of your property and inhabitants of the house.

Here are some vital considerations to keep in mind when reroofing to ensure a rewarding outcome.

Your roof is more than just the shingles

Though shingles encompass a large part of the roof, they are not the only part that requires attention or treatment when it comes to reroofing your house. There are other components including roof deck, ice and water shield, underlayment, starter strip, ventilation system, flashing and more that need equal TLC being parts of your roof system.

Tear off or overlay?

When getting your roof redone, you have two choices; tear off the original roof and get an entirely new structure or simply add a new layer over the existing shingles.

Technically, it is always a better idea to strip away the old roof, which provides you a clean space to install new durable shingles while adding to your home’s worth.

However, if you are on a tight budget, you can consider adding a new layer of shingles on the top of the exiting roof. This will greatly reduce labour costs and give you a new roof in less time. But be aware that the overlaid shingles may not last long and can also weigh down the top of your home, which could be a problem if your home is not structurally sound.

Choose the right materials

Replacing the roof is a big project which will need you to invest a significant amount of time, money and effort. So, you want to make sure you install a roof that you don’t have to worry about at least 20 years.

Your roofing contractor may suggest different types of materials depending on your location and exterior themes in the neighbourhood. It may be tempting to opt for cheapest materials, but remember that the materials you choose can make a great difference to the durability and maintenance costs of your roof.

Is it the right time to reroof?

Just as there are tell-tale signs which indicate it’s time to repaint your bathroom walls or remodel your kitchen, there are indications that imply your roof might need to be replaced. These signs include staining and peeling exterior paint, cracked, missing or curled shingles, excessive amounts of granules in the gutter, water stains, attic leaks, sagging rooftop and aging roof.

It is important to check your roof at least once in a few months for leaks, damaged shingles or other signs mentioned above. This will not only help you determine whether your roof needs a repair or replacement but also save you a lot of damage (interior and exterior) and money in the long run.
